I honestly am fine with developers building the same building a couple times if its a good looking building. There are conditions though.

1: Height restrictions
2: their has to be enough distance between them. I wouldn’t mind, for example, this same building being built in Queens.

I would much rather see a dozen identical buildings that are nice vs. a dozen crappy buildings that are ugly.

IDK just a random thought I had.

Does anyone have floor plans of the lower levels of the building? I am an architecture student doing a research project for my class. Floor plans would help a lot as well as elevator and stair locations as my research mainly deals with vertical circulation.

Josh85, I agree with you. Today I don’t understand why midtown manhattan to built ugly tower. You know I prefer better before is Twin Towers WTC and Empire State Building tallest buildings only.

The title of the thread should be revised to reflect that this building will have 57 FLOORS, as mentioned in the FAA filing above as well as this Planning Board notice that appeared in the Jan 16, 2019 edition of the Jersey Journal:

I hope they release an updated render with the changes to the facade materials and designs. I liked the use of brick, let’s hope they kept that material

Saw this on an investor presentation on Mack-Cali’s website. Looks like they are also in negotiations to buy 107 Morgan, which will look to be another 55+ floor tower. It’s the site directly in front of 321 Warren in this photo. It doesn’t have a page but thought I’d post it here to show its unit count compared to 25 Columbus.

His building on Park Avenue South near Madison Square Park is great as well, which makes One57 all the more disappointing.

NEW ROCHELLE — With two more developments getting the green light on Tuesday, the city is about three-quarters of the way to its maximum build-out allowed in the downtown.

That’s not including applications that haven’t been made public yet but are close to completion.

This is part of the city’s plan to revitalize its sleepy downtown that started a new zone established, in December 2015, that allows 5,500 apartments to be built, along with commercial and retail space.

We’re moving quicker than expected,” Commissioner of Development Luiz Aragon said. “At this point, we have enough projects that we see in the pipeline that will cover all of the units that we envisioned.”

On Tuesday, the Planning Board approved the site plans for the following projects:

  • Twin, 14-story apartment buildings at 327 and 339 Huguenot St. with a total of 285 units. The two buildings will be connected by a pedestrian bridge and have retail space at street level.

  • 11 Garden St., a 20-story apartment building with 219 affordable housing units. The costs depend on income eligibility. For example a one-bedroom apartment will be priced between $41,000 and $65,600, according to Westchester County.

With these new buildings, New Rochelle’s downtown plan now includes 4,056 residential units in 17 developments.

Aragon said the residential portion of the downtown revitalization plan will be followed by commercial and retail development.

In the next two months, six more projects, at least one of which is commercial, are scheduled to be unveiled, Aragon said.

the commercial one is good news. Everything has been residential or hotel so far. New Ro could use some new office tenants. We know at least 3 of those six will be within DO1 as well at 48, 28 and 24 stories. The new skyline is coming.
